Greek Residential Permit by Investment

Greece’s Residency by Investment Program offers a clear and efficient route to permanent residency in the EU through real estate investment. Here’s how the process works, step by step:

1. Select a Qualifying Investment
Choose a property in Greece with a minimum value of €250,000 (or €500,000 in select high-demand areas as of 2023 updates). Options include residential, commercial, or leasehold properties. Multiple properties can be combined to meet the threshold.

2. Engage Legal Representation
Appoint a licensed Greek lawyer to conduct due diligence, manage contracts, and act on your behalf via Power of Attorney—ideal for remote applicants. Legal professionals assist with verifying title, opening a Greek bank account, and obtaining a Greek tax number (AFM).

3. Complete the Property Purchase
Sign the purchase agreement and transfer funds through a declared legal source. Your lawyer will register the property in your name and ensure all documentation is prepared for the visa application.

4. Prepare and Submit Your Application
Your representative compiles the application file, including proof of investment, clean criminal record, medical insurance, and supporting documents for family members. The file is submitted to the competent Migration Office in Greece.

5. Biometric Appointment
A short visit to Greece is required to provide biometric data (fingerprints and photos) for the residence card. This can typically be scheduled after submission.

6. Receive Your Residency Permit
Golden Visa permits are issued within 2–3 months. A digital certificate of application is provided immediately, allowing legal stay while processing. The initial residence permit is valid for 5 years and is renewable as long as the investment is maintained.

7. Include Your Family
Eligible family members—spouse, children under 21, and dependent parents—can be included in the same application, enjoying equal residency rights.
